How Do Cats and Dogs Cause Damage to Property?

Many landlords don’t allow their tenants to have pets for obvious reasons. Nevertheless, well-trained pets don’t cause much damage to the house. Many landlords refuse to rent to tenants who have pets for a variety of reasons. A major and sole reason is the property damage caused by pets. Even so, it is preferable to keep the damage to a minimum or to zero.

The purpose of this blog is to discuss how cats and dogs damage the property, and which of the two causes the least damage. It can be debated whether landlords prefer cats over dogs or vice versa, but in which case is a greater risk of property damage posed by the animal?

Let’s start the discussion with damage done to property by dogs.

The Dog

Throughout the world, dogs are considered man’s best friend and a beloved household pet. Without proper training, though, they may leave their mark on a property. It’s a question of how much damage they can actually do? The following are some types of property damage caused by dogs.

Damage to the Inside of the Property

It is not uncommon for dogs to chew on anything and everything. They chew on toys, furniture, and carpets at times. 

A major reason for this is boredom. As a result, a dog might destroy things around the house. Leaving them alone could result in them destroying walls, cabinets, or ripping up flooring. 

Outside property damage

Urination by the dog can also cause property damage. In addition to killing your lawn, frequent urination by your dog can also make your lawn yellow.

Barking

In this case, there has been no damage to the property, but rather a nuisance or inconvenience to the neighbor. It is an annoyance for the neighbors when a dog barks at everything at 3 in the morning.  The kind of neighbor nobody wants to have next door! It can lead to complaints from your neighbors and eventually eviction. 

The Cats

In spite of the fact that dogs are thought to be more energetic than cats, cats can also cause damage just as easily.

Damage to the property’s interior

These pets can scratch floors, pull up carpet pieces, and scratch at walls if their claws are not regularly trimmed. The odor left behind by cats that are not properly cared for is very difficult to remove from the floors or walls. 

Accidents

Accidents can also occur with cats, just as they can with dogs. Despite an animal’s best behavior, there are some things that just can’t be avoided. Several factors can play a role in this, including illness, old age, and the care from the owner.

Last Thought

The damage caused by cats is usually more permanent than that caused by dogs, despite dogs having the potential to cause more damage. There are also other factors that can contribute to damage, such as the type of flooring you have, the size of the property, and other factors.

You may have a wide variety of animals in your rental, but eventually no matter what animals you have there, it won’t matter. In the end, it all boils down to one thing: the tenants!
