A city’s connectivity is one of its most important factors for further development. The government is in the process of developing a city called GIFT City in order to better facilitate financial transactions in the country. 

Road network, metro connectivity, and airport connectivity are the three segments we will discuss in this article.

Let’s take a closer look at how GIFT city will benefit from connectivity.

Importance of Connectivity

Taking Ahmedabad as an example, let us take a look at one of the fastest growing urban conglomerates in the country. Ahmedabad’s real estate scene has kept pace with its growth, and road connectivity has kept it connected. 

Gandhinagar, the state capital, is approximately 25 km from Ahmedabad. As the open space surrounding these two cities is rapidly developed into real estate, it won’t be long before it is difficult to distinguish between Ahmedabad and Gandhinagar. 

The majority of the daily commute to and from the two cities is still driven by buses and other forms of road transportation, even though a railway line connects them.

With the expansion of roads in Ahmedabad, all segments of real estate have grown, including residential housing, workplaces, entertainment venues, academic facilities, and medical centres. 

GIFT City, which is located between Ahmedabad and Gandhinagar, is expected to drive the future growth of the region. 

Ahmedabad’s real estate is expected to be affected by the development of the SEZ and the International Financial Services Centre (IFSC). 

As an urban conglomeration grows from a business city to a global metropolitan centre, it becomes increasingly important to have high-speed transport connections between Gandhinagar and Ahmedabad.

Metro rail for GIFT city

GMRC estimates that almost 18,000 people will use the metro between GNLU station and GIFT City by 2024.

As of March 2019, only 10 percent of Phase-2 of the Ahmedabad metro project has been completed involving 28.25 kilometers and 22 stations.

Phase II of the Ahmedabad Metro Rail Project will connect GIFT City to the Airport through sub-lines. A global business center will be established in Ahmedabad-Gandhinagar as a result of the enhanced connectivity.

Economic growth is expected to be stimulated by these links, since they allow for faster connectivity. Gujarat has reportedly prepared a new plan for Phase II of the metro, which will connect Ahmedabad (Motera) to Gandhinagar (Mahatma Mandir).

GIFT City is set to benefit even more from the Metro Linkage, as it will enhance its attractiveness for those seeking to leverage IFSC, GIFT City growth prospects.

Road Connectivity & Aiport

GIFT city is well connected to the Golden Quadrilateral through the East Gate of GIFTCL. The Golden Quadrilateral is a national highway network connecting a large portion of the major industrial, agricultural and cultural parts of India, viz., Kolkata (East), Mumbai (west), Delhi (north), and Chennai (south).

There are several major junctions in the vicinity such as Koba Circle and Nana Chiloda Circle.

GIFT city is situated at a distance of 20kms from the Sardar Vallabhbhai Patel International Airport, which further adds to its convenience.

Impact on Real Estate

Through this connectivity, not just GIFT City, but also Ahmedabad and Gandhinagar are likely to see an increase in commercial real estate leasing and buying.

There is the potential for GIFT City to generate 500,000 direct jobs, as well as an equal number of indirect jobs, and to do so, 62 million square feet of office and residential space would be required in GIFT City. The Ahmedabad Metro Rail Project Phase II linkage is extremely critical to the success of GIFT City, which targets a 6 to 8% share of the financial services potential in India.
