When you prepare to buy a house, it is not enough to blindly trust the word of the seller regarding the quality of the building. It is important that you know what you should look for to ensure that the house is in good condition so that you are not deceived in the name of the brand of materials, quality of wiring and plumbing, etc.

Soil Quality

Soil quality is an important factor that must be evaluated in order to determine the strength of the foundation of the structure. The buyers can request the soil test report that was made before the construction began and see whether it meets the standards.

Structural Design

Structural design is difficult for a layman to assess. So, the advice of experts may be sought to evaluate the structural design and strength of the building.

Concrete Mix

The strength of the concrete mix used in a structure governs its load-bearing capacity. You may request the builder for certification of concrete mix provided by a testing laboratory.


The thickness of walls, the concrete mix used, use of plywood, hollowness inside, etc. must be reviewed. The presence of wood inside walls may be damaged by termites over time, if not maintained properly.

Paint Quality

The presence of uneven cracks on the walls is an indication of bad quality of paint, lack of curing etc. Good quality paint is visually pleasing and increases the life of walls. The lack thereof causes the wall to deteriorate before its time.


Check the quality of sanitary ceramics and accessories by looking for comfort in use, the presence of cracks, the overall shape and the mounting surfaces. Be sure to check the water flow and speed as well. The bathroom fittings, wires, electrical fittings, etc, should be certified by the Bureau of Indian Standards.


Water leakage and moisture can lead to damage to the structure and decrease its lifespan. Sufficient waterproofing must be done from the initial stages of construction. Otherwise, the structure is sure to experience leakages and a dampening effect.


Elevators must be checked for their capacity, working condition and regular maintenance. Malfunctioning elevators in multi storey structures can cause so much trouble to the residents.

Safety Features

Check for earthquake resistance, fire resistance, and emergency evacuation. Examine the width of stairways for enough space for emergency situations.

Third-Party Certifications

Since it is impossible to evaluate all aspects of a structure accurately, the services of third-party auditors can be availed. Sachin Sandhir, Managing Director of the Royal Institution of Chartered Surveyors, says that in India, consumers can approach auditors registered with the Quality Council of India for an inspection.
